Preparing Your Home for a Home Inspection
Preparing a home for an inspection is a very important part of the selling process. A properly prepared home will ease the stress of the inspection, for all parties, by keeping the inspection running smoothly. The Buyer, Seller and Realtor will all have a good inspection experience at a properly prepared home.
The following is a list of items a seller should address before the inspection.
Grounds
Be sure all vegetation is away from the home.
Be sure all gates are operable and unlocked.
Exterior Doors
Be sure all exterior doors are accessible.
Be sure all door locks are working properly.
Be sure keys are available for all locked doors.
Interior Areas
Be sure all doorways and closets are accessible.
Be sure all stored items are away from the attic HVAC unit.
Crawl Space
Remove all wood debris from the crawl space.
Remove belongings that may be blocking and/or preventing entry to the crawl space.
Check the crawl space for animals.
Utilities
Ensure that all the utilities are turned on before the inspector arrives.
Electric
Water
Gas
Electrical
Be sure the main electrical panel and any sub-panels are not blocked.
Replace all burned out or missing light bulbs.
Replace all broken and missing receptacle and switch cover plates.
Plumbing
Repair any known leaks and all malfunctioning components, i.e. loose faucet handles, inoperable sink stoppers and ventilation fans.
Be sure access to the under sink plumbing is not blocked.
Heating and Air Conditioning
Be sure all vegetation is cut away from any exterior compressor unit a minimum of 12 inches.
Change all return air filters.
Pets
Make arrangements to remove all pets from the home during the inspection.
Pre-Inspection
Consider having the home pre-inspected before listing.
